This can vary on a number of factors.  It is important to properly analyze the current market with your realtor to set realistic expectations.  Condition of the Home, Price and Location are the main drivers of selling a House or Condominium.  Generally, our listings sell within 30-60 days.  Closing dates will vary based on the buyers and sellers needs.
YES, Absolutely. We include a full cleaning service as well as full staging when listing your home for sale.
As a seller, you have 3 choices when you receive an offer on your home for sale.
1-Accept the Offer 2-Reject the Offer 3-Counter Offer / sign back with your terms.
We go through an extensive market analysis before coming up with a price.
Price plays a big part in the listing of your home.  It’s very important not to Overprice or underprice your home. 
As a buyer you may include conditions such as Home Inspection or Financing.  which means during this conditional period, you will have the opportunity to confirm a mortgage and homes inspection to your standards.  If for whatever reason you are not approved for a mortgage OR dont feel comfortable with the inspection report you may be released from the contract and your deposit will be returned to you without deduction.
The deposit amount with an offer is held by the brokerage until the closing date.  This deposit along with the signed Agreement of Purchase and Sale seals the deal.  This Deposit amount will be applied to your downpayment.  If your deposit is $5,000 or $50,000 this amount will be applied to your down payment towards your mortgage.
 
As a buyer you will not pay ANY COMMISSIONS, however you will have some closing costs.
 
Closing date is the date you will Receive the keys for your new home or receive the cheque for your sold home.  Closing dates can only be on Business days.  You can not close on your property on a weekend or holiday.
Closing costs include; Land Transfer Tax, Lawyer fees, Moving costs, Utility set up.  It is important to allocate these funds aside as you can not add these on your mortgage amount.
